The Land Development Superintendent position is responsible for all aspects of construction for multiple subdivisions Iowa City and Coralville, including accurate implementation of upgrades and modifications.
Will also be involved with material take off (MTO), obtaining quotes from suppliers and sub-contractors, and other aspects of budgeting.
Responsible for working with company management on project specific construction administrative matters.
Essential Functions:
· Manage construction of multiple subdivisions concurrently
· Review plans and specifications of the project
· Responsible for scheduling of trades, vendors, and inspections
· Field contact for third party consultants
· Build each subdivision according to the quality guidelines and performance standards
· Involved in project bidding and negotiations
· Responsible for detailed inspections for each trade after completion
· Actively responsible for work site safety and maintaining a clean and orderly environment
· Stay up to date on relevant neighboring cities’ building codes
· Interact with contractors, suppliers, city building inspectors, and company management
· Complete all projects according to schedule
· Communicate changes in budget and timelines
· Maintain estimates and authorize change orders
· Resolve all contractor issues immediately and permanently
· Equipment operator for minor grading, street sweeping, erosion control device installation/removal/maintenance
· Subdivision escrow collections
· Responsible for explaining worksite policy, project goals, and safety procedures to workers
· Responsible for incident reports if a worker is injured
· Responsible for ensuring safe and clean jobsite including: OSHA regulations, CPR Certifications, Safety Data Sheets (SDS’s), SWPPP, CSR and NPDES
`Qualifications:```
* Bachelor's degree in Construction Management or related field (preferred)
* Proven experience as a Superintendent or similar role in the construction industry
* Construction document reading and interpretation
* Prompt communications with contractors and city inspectors
* Recognition of economic impacts/change orders for management approval
* Proactive site/SWPPP maintenance
* Subcontractor scheduling and sequence of development activities
* Strong knowledge of construction processes, techniques, and materials
* Ability to read and interpret blueprints, specifications, and contracts
* Excellent organizational and time management skills
* Strong communication and leadership abilities
* Ability to manage multiple projects simultaneously
* Knowledge of budgeting and cost control principles
